To ensure we capture your property in the best possible light, we ask that the home be "camera-ready" upon our arrival. We shoot the property "as-is," and while we have a keen eye for detail, our pros are not authorized to move furniture or perform cleaning.

🏠 General Interior (Every Room)

 * Declutter Surfaces: Clear all kitchen counters, bathroom vanities, and desks. Small appliances (toasters/kettles) should be tucked away.

 * Let in the Light: Open all blinds, curtains, and shutters. Ensure all light bulbs are working and are the same "temperature" (avoid mixing "warm yellow" and "cool white" bulbs in the same room).

 * Depersonalize: Remove family photos, trophies, and highly personal decor to help buyers visualize themselves in the space.

 * The "Floor Check": Hide all rugs that aren't decorative (bath mats, door mats). You want to show off the flooring.

 * Ceiling Fans: Turn all fans OFF. Moving blades create a blur in photos and a strobe effect in video.

🍳 Kitchen & Dining

 * Clear the Fridge: Remove all magnets, photos, and calendars from the refrigerator.

 * Hide the Grime: Put away sponges, dish soap, and trash cans.

 * Set the Stage: A simple bowl of fresh fruit or a single vase of flowers on the dining table works wonders.

🛋️ Living Areas

 * Pillows & Throws: Fluff all pillows and neatly fold throw blankets.

 * Hide the Tech: Tuck away all TV remotes, game consoles, and visible charging cables.

🛏️ Bedrooms & Bathrooms

 * Bedding: Smooth out wrinkles in comforters and tuck in sheets. Ensure nothing is stored under the bed that might be visible.

 * Bathroom Basics: Close toilet lids. Remove toothbrushes, shampoos, and used towels from the shower/tub area.

🌳 Exterior & Curb Appeal

 * Clear the Driveway: Move all vehicles away from the front of the house and out of sight of the street. Close all garage doors.

 * Landscaping: Coil garden hoses, put away lawn tools, and hide trash bins.

 * The "Patio Lifestyle": Arrange outdoor furniture and open patio umbrellas. Ensure the pool is clean and free of vacuums/covers.

 * Hide the Evidence: Please hide pet beds, bowls, and toys.

 * Safe Space: For the safety of our crew and your pets, please ensure all animals are secured in a kennel or off-site during the shoot.

💡 Pro-Tip for Realtors

"The 15-Minute Rule:" Please Arrive 15 minutes early to do a final sweep. Look for "the little things": a stray pair of shoes by the door, a full wastebasket, or a toilet seat left up. These small details make a massive difference in the final edit!
